What is a home measurement or floorplan service?

Home measurement services are just what they sound like: An appraiser measures the dimensions and area of your property, then draws a basic or highly detailed floorplan based on your requirements. The appraiser's report and floorplan is a document that can be used to prove an accurate Gross Living Area (GLA), the total livable space, of your home. These services are helpful and often essential when challenging property taxes or selling a property.

How does a floorplan service work?

During a measurement service, a certified appraiser measures your property with a measuring tool — generally a tape or laser measuring device. As they move around the house, they mark the layout of the rooms and other features, like closets, hallways, and pantries. They may draw a rough sketch of the property. Then, the appraiser types up a report and a more detailed floorplan showing the total area of the home and the overall layout. The resulting report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When do I need a floorplan service?

Real estate taxes

Tax records frequently reflect the wrong area of a property because the values can come from various sources, and sometimes go unproven — meaning you may be paying for more square footage than you actually have! Unless a certified appraiser has recently performed a valuation on your property (after any renovation that might have affected square footage), you'll need one to perform a home measurement service before challenging your taxes. An appraiser will verify an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop paying more than your house is worth.

Selling a property

A floorplan service can ensure that you're paid a fair price for your house. Area is one of the most important elements potential buyers examine when purchasing a house — but since square footage values are frequently estimated rather than properly measured, your listing may reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially decrease the price of your home as well as the number of interested buyers. The only sure method of using an accurate GLA when listing your home is to reference a previous appraisal or home measurement service performed by an appraiser (after any renovation that may have affected square footage).

For agents

To ensure that your client's home closes at a price that appropriately reflects true market value, we advise requesting a floorplan service for the property. Clients, and especially potential buyers, will appreciate your attentiveness, and you can rest assured knowing the GLA on your client's listing is truly representative of their home. A floorplan can also be a wonderful marketing tactic for attracting potential buyers because they can review the layout and details of the property before and after touring.
